If you are the buyer, we ensure the property taxes are up to date, including a calculation of land transfer tax that is due, and that there are no claims or liens against the property. If the purchase is being financed, we will work with the lender to ensure the funds are received and paid out according to your instructions. We also work with title insurance companies to save costs and provide you with peace of mind.
If you are selling, we will work with the lawyer for the buyer to make sure that all the responsibilities and expectations are handled and met. If your home is currently mortgaged, we will communicate directly with your lender on your behalf regarding the payout and discharge. If you are selling a condo, we will assist in obtaining a status certificate if necessary. Prior to closing, we will ensure that all the documentation is understood and signed.

The first question we get when approaching the purchase or sale of real estate is “what are the fees?”. Our answer is: fees can vary depending on the complexity of the individual matter. Almost all residential purchases, sales or refinances can be completed within the following fee schedule:
- Residential* purchase: up to $1275.00 plus HST and disbursements (*freehold, resale homes)
- Residential condo or new build purchase: up to $1375.00 plus HST and disbursements
- Residential sale: up to $1125.00 plus HST and disbursements
- Mortgage/Refinance: up to $1125.00 plus HST and disbursements, plus $100.00 for more than 5 payouts
